Small Homebuilders Receive A Boost From Khan

Sadiq Khan, our London Mayor, has launched a pilot programme for small homebuilders using publicly owned land which belongs to Transport for London (TfL).

The programme which will be known as the “Small Sites, Small Builders” will aim to deliver 111 new homes, 68% of those homes will be affordable. The programme will commence with 10 development sites, with a home capacity of 2-42 homes.

Standardised contracts will make the sites more accessible for the small homebuilders due to the bidding process which took place.

Lambeth and Tower Hamlets will be the first destinations to embark on community-led housing, and this will result in 100% affordable on site housing.

Khan is believed to have started a discussion with the public sector landowners in regards to using their small sites for housing. A review will be carried out for bringing forward the 10 TfL pilot sites. This will allow the TfL to determine how and when the “Small Sites, Small Builders” programme can be used by public landowners in the London Area.

The Mayor’s target for 50% affordable housing will stem from the 10 TfL sites; this will be shown on its range of sites brought forward. Affordable housing will differ on the individual site; however, they will be ensuring the target of 50% across the range will be delivered.

According to Khan “For far too long, London’s housing market has been over-reliant on large developers building the majority of our homes on large brownfield sites. The number of small sites coming forward has halved in the last decade, and we have lost almost a third of all small and medium-sized homebuilders operating in the capital.

“Through my new small sites programme, I want to make more public land available to help contribute not only to tackling the housing crisis in London, but also to reinvigorate our small and medium-sized homebuilding sector. I also want to provide more opportunities for Community Land Trusts, which is why I have earmarked two sites specifically for community-led housing.

“I am leading the way by bringing forward TfL sites to pilot my new approach, and I want to offer a real opportunity for small builders and community-led housing groups to play their part in building the new and genuinely affordable homes Londoners so desperately need.”
